After 63 years in the same house, my mother-in-law had to move to a nursing home. The interior of the house needed work and it was filled with decades of stuff. We were not desperate to sell, but carrying costs were not low and time is money. Joanna was recommended by a relative of ours who was very successfully represented by Joanna recently. Our goal was to sell at market value in as close to an as-is sale as possible and close within 90 days. Joanna guided us in determining market value and our asking price. She recommended investing in three pre-sale repairs and suggested a contractor who could do the work quickly. She laid out a marketing plan and a timeline designed to take advantage of a low inventory market. We did a massive decluttering over three weeks. Joanna helped with our staging and found someone to clean the house. Our showings started three weeks after our first meeting with her. Within a week we had three competitive offers and chose one with limited inspections. There was a repair request from the buyer after inspections. Joanna helped negotiate a credit that still left us at our target selling price when we closed, 72 days after first meeting her. Joanna also recommended an incredible estate sale person. The estate sale proceeds more than covered our pre-sale repairs, cleaning bill and final haul-out costs.
